What to expect when selling your home

Let's get started!

  1. We will guide you through the all the listing documents.Once the listing documents are completed, we will take room measurements and photographs (both interior and exterior) for your online listing.
  2. We will head outside and proudly display a 'For Sale' sign on your property.A Lock Box with a key to your home will be placed on the door handle for agents to use during showings.
  3. Please advise us of any special requirements with regards to shift work, pets, etc.
  4. As soon as we arrive back at the office.Morgan will input your listing onto the Realtor website, this will allow all Realtors to access your listing immediately as well as many Buyers who have chosen to receive new listings automatically by email. The listing will be accompanied by up to 10 photographs that highlight your homes features.
  5. Your home is uploaded onto our website with more pictures that are not in the original 10 photographs on MLS.
  6. You will receive a copy of your listing via email as soon as it is on the system.Please check your listing carefully and inform us of any changes you would like made.
  7. Your home will show up on MLS.ca in approximately 48 hours for all potential Buyers to view.

Showings

  1. All appointments will be booked in advance either by Deb, Paul or Morgan.Please inform Morgan of all times that your home is available for showings.If you have made arrangements to make your home available throughout the day when you are at work, a message will be left on your answering machine indicating what time the showing has taken place.We will make every effort to give ample notice for showings, however sometimes an Agent will request a showing ASAP.It is recommended that you are not home for any showings.
  2. Keep in mind that first impressions are important. For example ensure that kichen is clear of any dishes, beds are made, surfaces are clear of clutter.
  3. Morgan will make every effort to obtain feedback from showings and let you know how the showings went.You should receive a call from Morgan the day after the showing with any feedback she has collected.Morgan will give you both positive and negative feedback. If a showing has gone well, often a second showing will be requested. We will inform you of any second showings.
  4. Periodically we do a Home Tour for all Re/Max Agents. These tours are rotated between area communities. This is an excellent opportunity to give your home exposure. An Agent may have a Buyer who is looking for features that your home may have to offer.Morgan will contact you to let you know when we plan the tour and request to add your home to it.Morgan is in the office Monday through Friday, please feel free to contact her with any questions or concerns about your listing or showings.

Open House

An Open House can be a great way of attracting Buyers.If you decide to have an Open House, we will place your Open House ad on the back page of the Petawawa Post.We will schedule your Open House for Saturday or Sunday afternoon as this is the ideal time for maximum exposure. We recommend you not be home during the Open House When getting your home ready for the event it is a good idea to bake some cookies to fill the house with a homey smell.Avoid using too many scented candles. Deb, Paul or Morgan will contact you Monday morning to let you know how the Open House went.

The Best Part!

When we receive an offer to purchase, we will contact you immediately and set up a time to meet with you and go over the details. The offer to purchase is time sensitive. It is essential that we know where to contact you.If you are going out of town, please provide us with contact information.

  1. When we receive an offer to purchase, you will have three choices:accept it, counter it or decline it.
  2. When you make your decision, negotiations begin.The most important parts of negotiations are your selling price and the closing date. Other issues can include fixtures, appliances and rental equipment.
  3. We will deliver your counter offer back to the Buyer or Buyer’s Agent.The Buyer then has the option to accept, counter offer or move on.
  4. Once an agreement has been reached, there will be conditions that will have to be met within a specific time frame. These conditions can include, for example, financing, home inspection and home insurance. The Buyer will need comply with all of the conditions in the offer by the assigned date.
  5. The Buyer will usually request a Home Inspection.The cost of the Home Inspection is the responsibility of the Buyer. The Home Inspection will be booked in advance and usually takes between 2-3 hours. We advise that you not be home during the Home Inspection. Occasionally a Financial Institution may request an appraisal of your Home to secure financing for the Buyer. The bank’s appraisal is a quick process. The appraiser would walk your property and take a few photographs of your home.
  6. When the Buyer has met all of the conditions in the offer, they sign a Notice of Fulfillment of Conditions. You will then see the SOLD sign go up!The Buyer will have requested a Final Walk Through. This usually takes place early on the morning of closing (after you have already moved out).The purpose of the Final Walk Through is to ensure that the home has been left in good condition and that any fixtures, appliances and rental equipment that are part of the sale are in place. Your Lawyer will be able to close the deal once a Final Walk Through has taken place.
